Required so we can respond to this request. Marketing texts are a separate, optional checkbox below.

Optional text messages

The phone number is how we answer this request. It is not consent to texts. Leave this box unchecked if you do not want text messages. The box is not required, and submitting the form does not check it for you.

By submitting, you confirm you are at least 18 and this phone number is yours. You also agree to the Terms of Use. That agreement does not sign you up for texts. Only the checkbox above does.

The site's one toll-free number is (888) 555-0199. One toll-free number for the whole site. (888) 555-0199 is a placeholder and is not in service until a real toll-free line replaces it.

We buy houses in difficult situations

Foreclosure, an inheritance, a rental you are done managing, a divorce, or a house that needs work. You can ask for an offer without fixing any of it first.

01

Foreclosure

If a sale date is on the calendar, or payments are behind, a cash sale is sometimes possible before that date and sometimes it is not. Send the address and the date. We will tell you which, without pressing you to skip a counselor.

A HUD-approved housing counselor can explain options that a buyer cannot. You can search for one at https://www.consumerfinance.gov/find-a-housing-counselor/. We are a buyer, not a counselor, and nothing on this site is legal advice.

02

Inherited houses

An inherited house often needs to be emptied, repaired, and agreed on by more than one person. We buy houses during or after probate when the person with authority to sign is ready. We do not give probate advice.

Out-of-town heirs can start with the address and photos. Belongings can stay in the house until the closing date in the contract.

03

Tired landlords

Vacancies, repairs, and late rent add up. We buy tenant-occupied houses and vacant rentals as-is. You do not have to evict anyone or renovate before we will make an offer.

Tell us whether rent is current and when any lease ends. The offer is for the address you send. You can sell one house and keep another.

04

Divorce

When a house has to be sold so both people can move on, a private cash sale can be simpler than months of showings. Everyone who must sign the deed has to be part of the closing. A court order may say who can sign and when.

We do not take sides, and we do not give family-law advice. The written offer can be timed around the date your agreement or attorney says the sale can happen.

05

Houses that need repairs

Roofs, foundations, fire or water damage, old mechanicals, and houses full of belongings are normal for us. We buy them as-is. You do not have to fix them, clean them out, or bring them up to a lender's standard first.

Condition changes the price. It does not decide whether you may ask for an offer. Tell us what you know, including unpermitted work, so the number is based on the house you actually have.

How a sale works

Full walkthrough
  1. 01

    Tell us about the house

Send the address, how to reach you, and what is going on. A foreclosure date, tenants, an estate, or repairs are useful. A perfect write-up is not required.

  2. 02

    Review a written cash offer

If the house fits what we buy, we present a written cash price. It is not a list price and not a loan. You can compare it with a traditional sale and say no.

  3. 03

Close on a date you accept

If you accept, a title company handles the paperwork. Many accepted sales close in about 7 to 21 days. Title problems, probate, or a payoff can take longer, and the contract states the timing.

Cities we serve

Each city has its own page. Add another city in the content config and it joins this list, the sitemap, and the local landing pages.

A listing, or a direct sale

A cash sale is often simpler and sometimes nets less than a repaired retail sale. Compare both before you decide.

Questions sellers ask

How fast can you close?

After you accept a written offer, many sales close in about 7 to 21 days. A title issue, probate, an association resale certificate, or a lender payoff can take longer. The contract states the date before you sign. We do not promise a specific day on the first phone call.

Do I have to repair the house?

No. American EZ Offers buys houses as-is, including roofs, foundations, outdated systems, and houses that still have belongings inside. You do not have to paint, replace flooring, or clean the house out to request an offer.

Do you charge fees or a commission?

Requesting an offer is free, and you do not pay us a commission. A title company may have customary closing charges. The written offer shows which costs we pay and which, if any, you pay. Nothing is assumed until it is in the offer.

How do you decide the offer?

We look at the address, the condition you describe, what similar houses have sold for, and the cost of the work the house needs. We may ask for photos or a walk-through before the number is final. The result is a cash price, not a suggested list price.

Am I obligated to accept?

No. A form is a request, not a contract. You are obligated only if you sign a purchase agreement. You can keep the house, list it, or talk with another buyer.
